Seeking to downsize your home but not sure where to start? Here are some of the most important home staging (pre-sale presentation) do’s and don’ts to consider as you begin to prepare your house for sale (without breaking the bank!). The end goal of downsizing, of course, is to move your most treasured belongings into your new downsized home, so follow these tips closely if you want to make the best impression possible on potential buyers!
1) Take Care of the Decluttering
If you’ve got any old CDs, DVDs, books, magazines or clothes from ‘back in the day’ lying around and you’re not using them, then find them a new home! Then try to maintain an empty-nester mindset: Remove pictures from bedrooms and make them look more like guest rooms. You’ll be amazed at how clean and simple and bigger a room looks when everything is organised in its place.
2) Avoid Making Any Major Changes
Remember, buyers want what they can’t have so try to leave some character in the place you’ve called home. Unless you’re totally ready, briefed, and have the time, don’t try anything major. Remember, unless you have an expert home presentation advisor, you may not be adding value, you may be making a costly mistake.
3) Clean and Open the Windows
Make sure all of your windows are sparkling clean and curtains or blinds are open so light and fresh air can come in. A place warmed up with lots of natural light will feel more inviting than one without it.
4) Remove Superfluous Electronics and Cabling from Sight
Consider removing extra electronics from sight because they can clutter and distract from the true beauty of the home. Remember if you really don’t need it in the next six weeks, then pack it up and find it a new home or have it stored to take with you.
5) Little Details Can Make a Big Difference, Clean Like You’ve Never Cleaned Before
Try adding flowers or fruit around the house as this creates an inviting atmosphere for potential buyers. Also, make sure all the furniture you put out for show is clean, neat, and tidy.
Lastly, clean like you’ve never cleaned before – hygiene sells!
